Massive apartment building with retail space coming to 42nd and Market

A six-story, 352-unit apartment building proposed for 42nd and Market cleared the last phase of community review on Tuesday. When completed the nearly block-long building will cap off one of the densest blocks in the area.

Developers presented plans to the city’s Civic Design Review Committee, an advisory group for large projects that makes non-binding recommendations on everything from building materials to landscaping. Construction could begin this fall.

The Alterra Group presented the project to the West Powelton/Saunders Park RCO in June. The project is being built “by right.” The building will occupy most of the south side of the 4200 block of Market Street and include just over 22,000 square feet of ground floor retail space. Continue Reading

Construction of 220-unit addition to Garden Court Plaza begins

Construction of an addition to the Garden Court Plaza, located at 4701 Pine St., has begun. The work is currently taking place at the back of the building on 47th Street between Pine and Spruce, which will be the primary access to the construction site, according to the Garden Court Community Association. The sidewalk on the west side of the whole block is closed due to the construction.

As a reminder, the plan includes the construction of a six-story, 220-unit addition above the Plaza’s parking garage (see rendering below). Continue Reading

Seven-story apartment complex with retail space to replace strip mall at 43rd and Chestnut

All that’s left of the strip mall on the north side of the 4300 block of Chestnut Street.

A seven-story 275-unit apartment complex is coming to the 4300 block of Chestnut Street – the site of the former strip mall and parking lot. Construction has already begun – the strip mall buildings have been recently demolished to make room for the complex.

The complex will include retail space on the ground floor and an underground garage with 75 parking spaces. The plans for this development were announced last summer and renderings were revealed last fall. Continue Reading

Construction of six-story residential building begins on 4500 block of Chestnut

Construction has begun on a new six-story residential building at the former West Catholic Preparatory High School parking lot located at 46th and Chestnut.

The proposal to change the zoning for this location from CMX-2 to CMX-3 was presented to the community by the Spruce Hill Community Association Zoning Committee and West Catholic in November 2019. The City Council approved the zoning change in December 2019 and the building permit was issued in December 2021.

The zoning had to be changed from CMX-2 to CMX-3 so that a potential developer could build a much bigger structure than was previously allowed. The Archdiocese of Philadelphia is retaining ownership of the land and leasing it to the developer. West Catholic plans to use the money from the development to ensure the school’s sustainability and provide scholarships and renovations, as a group of alumni and volunteers from the school announced in 2019. 12-story apartment building to replace small businesses on 4700 block of Spruce

Small businesses along the 4700 block of Spruce Street are closing to make way for a 12-story apartment building.

The City’s Department of Licenses and Inspections issued a zoning permit on December 30 for a 170-unit building that will include some 37,000 square feet of commercial space on the first and second floors. The building, which will include three roof decks, will occupy nearly the entire south side of Spruce Street between 47th and 48th Streets.

Businesses have already begun closing or relocating to make way for the building. Ezra’s Auto Repair at the corner of 48th and Spruce (see photo below) has already relocated to Baltimore Avenue and businesses in the low rise strip to the east began closing late last year. Continue Reading

Divisive apartment building proposal passes zoning board

Rendering of the 76-unit apartment building approved Wednesday for the corner of 48th and Chester.

The city’s Zoning Board of Adjustment (ZBA) yesterday unanimously approved a 76-unit apartment building proposed for the corner of 48th and Chester that has been debated for months.

The owner of the nearby Renaissance Healthcare and Rehabilitation Center is combining several parcels it owns along 48th Street and asked to change the zoning designation to accommodate the building, which includes 34 parking spots and a small courtyard. The two-tiered design includes three stories on edges of the project and four stories in the center. A members-only dog park formerly occupied the land. Continue Reading
