Ice cream shop proposed for Cedar Ave; 52nd Street development to be discussed

When it rains it pours. Here are three meetings dealing with zoning and development issues coming up today and tomorrow:

Cedar Park Neighbors will host a community zoning hearing for a proposed ice cream shop to go in the former Philadelphia Federal Credit Union building at 4610 Cedar Ave. Yes, this is the same building that Domino’s Pizza was interested in. Philly Flavors will outline their business and building  renovations plans. The meeting begins at 7 p.m. at the Renewal Presbyterian Church at 4633 Cedar Ave.

• The ongoing conversation about the commercial development of 52nd Street will continue tonight as well. The City of Philadelphia has had its eye on redevelopment projects on the street for a while, sparking protests among some street vendors. To catch up on the issues involved, go here and here. Tonight’s meeting is at 6 p.m. at the White Rock Baptist Church at 5240 Chestnut St.

• The focus will continue to be on 52nd Street on Thursday as Cedar Park Neighbors hosts a meeting to discuss the proposal to convert the empty Apply Storage building at 780-782 S. 52nd St. (near Willows Avenue). The building’s owner, Apple Iron Stone, plans to convert the building into loft apartments with first-floor retail and parking in the rear. The meeting begins at 7 p.m. at The Wayland Memorial Baptist Church at 5126 Baltimore Ave.

    I assume the Philly Flavors business will compete directly with Mood Cafe. Ice Cream Wars?

    The Apple Storage Building, huh. Figured that would happen someday. Didn’t realize that day was so soon, though. I’m glad they’re not tearing it down. That’s a nice old building, that is.

    The reason Dominos and at least 6 previous interested parties have all been shut down at that location is because immediate neighbors oppose any usage for food related business, including a grocery store or produce market. Hard to imagine how their opposition is going to be any less for Philly Flavors than it was for Rita’s Water Ice several years ago or Domino’s just the other week.

    Don’t count on this going through.

    I’ve often thought it would be a good spot for an ice cream shop. About the right size and the potential for outdoor seating. Mood cafe has plenty of things besides ice cream, and I doubt Philly Flavors will have the same flavors.

    I suggest that the neighborhood committee receives a complimentary tasting of Philly Flavors products before making a decision. How could they say no? I want water ice year round, and I want it down the street.

    Don’t understand it myself. But considering they have already said no to a half dozen restaurants, a produce market operated by Mr. Kim who ran the produce stand in the old Firehouse Farmer’s Market, and more recently a Rita’s Water Ice, its really hard to imagine how free samples are going to change the minds of those particular sticks-in-the-mud. Pity for the economic development of the nieghobrhood generally, pity for us the neighbors, pity for the city that misses the tax revenue and then turns to the rest of use for higher property taxes, etc., etc.

    Any chance the new zoning will give the near neighbors less powers? Anyone know?

    There should be way to temper the opinions of nearby residents with those of others Cedar Park residents. Especially when it is a site along the commercial corridor. This should also be about the vitality of our commercial district not just the opposition of those living on 4600 Cedar.

    Where does the dumpster go if there is a business with food at 4600 Cedar? It either has to go on Baltimore or on Cedar as there is no alley or back of that location to place one.

    The place in question has its own lot, the dumpster can be right next to the building.

    “Right next to the building” on either the Cedar or the Baltimore side is right next to 4614 Cedar, the home of the neighbors leading the opposition to any food usage. Because of the narrowness of the triangle shaped block at that point, 4614 Cedar goes right through to Baltimore, so either side of the commercial building is right next to their house. Hence their opposition.

    From their perspective the “best” place to keep trash would probably be next to the tiny park, away from their house.

    But aren’t these same neighbor ladies the keepers of the triangle park (“Cedar Point Park”)? Somehow I imagine they wouldn’t like the dumpster near “their” park either. Levitating dumpster?

    Ha Ha! Even if that were possible, it would probably block the view from their side bay window. Apparently, if the last 10 years are any guide, they prefer living next to an empty parking lot and a building covered with flyers and graffiti than any tax-paying, vibrant food-related business. You would have to ask them.

    Its an interesting idea. Maybe we should check with Gold Medal Disposal to see if they have any trash compactor trucks mounted on dirigables.

    There’s got to be enough engineers and steam punk kids in the neighborhood to work out a prototype. Maybe we could get it to do laps around the block so it doesn’t hover over any one property for too long.

    lmao!! maybe they can use an invisibility cloak on it… i heard scientists are almost there with that technology…. if they can get the cloak to spray Febreeze every hour, we may have a winner!

    There of course may be some hazards involved to unsuspecting pedestrians walking under the dumpster when in its contents are transfered to the floating truck in mid-air but hey that just keeps life interesting, right?

    Immediate neighbors are still negotiating with Philly Flavors apparently. The focus of negotitions however are apparently on finer and finer details about trash, where the vent from refrigeration units will be, so things are looking up that they will eventually get there. Philly Flavors does not want to pursue the zoning until they have finished agreement from the neighbors, though, from what I hear, so the rest of us won’t hear a thing till its all been hammered out. Or so I’ve been told.
