Construction begins on new apartments at 46th and Walnut as new building nearby begins to fill

Construction of a new apartment building at 46th and Walnut has begun. The three-story 40-unit apartment building at 4525 Walnut Street, which is aimed at students, will also include a fitness room, office and cellar, according to the city’s Department of Licences and Inspections database records. As was reported earlier, University Realty, which owns many other properties in the Drexel, Penn and Temple university areas, purchased the lot last year. Here you can see what other University Realty’s student housing projects are currently underway. 

The new apartment building across the street – the three-story building called Sansom Street Flats – which encompasses 128-138 S. 46th Street, was completed last month, and a few tenants have already moved in. Some of the 950-square-foot, two-bedroom, two-bath units are still available for rent at $1,500 per month (check Zillow or Trulia websites for more details).

    any drawings or plans as to what this might look like when its finished? Their web site doesn’t give me much hope of anything more then a box used to suck money out of students. Is all this new construction crap just because of low interest rates.

    The Units on 46th street south are an example of the BS in Buildadelphia.
    The frontage exceeds private space. The fencing has created a nuisance with children going between it and the gas station. The fence that sits on the non existent sidewalk has a huge sign that blocks the view of oncoming traffic. The new tenants (although provided with trash cans) Put their trash in front again blocking ped traffic. The street that was damaged by construction was repaired and paid for by our taxes. The lots were gotten for undervalue and sat on then these eyesores are built. There were a few issues with construction permits and licenses during the construction.
    Well this guy who owes everyone even the city who did those on 46th street south… Has made a back door deal for the lots on Farragut and Samson The same BS buildings will be built using the same developer with out of state pre-constructed buildings out of state workers non union sub contractors who will do the same thing as they did here already Screw us the people who already live here. These lots except one was PRA properties that while others have sought to purchase were told explicitly NO!!! but this guy, who is developing these new units gets them for undervalue. The Mayor stated that we can no longer get $1 lots but this guy sure did…… And will again I think some one should look into the deal on this as I SMELL A RAT!!!

    …I don’t think the 46th and Sansom project is a terrible looking building. Certainly it’s better than the Radian-esque crap that usually gets put up. I don’t know the details of the land’s purchase though, so if “sickofcorruption”‘s allegations are true, that’s obviously a problem.

    Generally speaking, however, more student housing will keep prices down on other rentals throughout the neighborhood. If that housing is going on vacant lots or is replacing buildings that are (truly) beyond repair, I don’t really see the issue.

    Penn’s gotta talk to its undergrads about appropriate behavior when living off campus, though.

    Swing by and watch the contractors replace drywall…. Seems the basements flooded during the rain.
