Reminder: 4224 Baltimore Ave Zoning approval meeting rescheduled for March 26

There’s a new date for the first community zoning meeting for the apartment complex proposed at 4224 Baltimore Avenue. The meeting, which was postponed due to snow, will take place at 6:30-8:00 p.m. on Wednesday, March 26 at University of the Sciences, Rosenberger Hall (43rd Street between Regent Sq and Woodland Ave), Room 101. Community members are invited to provide their feedback on the project.

And here’s what to expect at the meeting, according to Spruce Hill Zoning Chair Barry Grossbach:

“The developers will present their plans on massing and design for the site reflecting ideas emanating from the three community meetings held during 2013, as well as the current assessment on  the economics of the project. We will also receive details on the nature of the variances that the project will require should it reach the city’s Zoning Board of Adjustment. We urge all interested parties to attend and take the opportunity to ask questions and offer comments.”

    Yes, I second strongforu, for all of those who have been critical of the design, you need to come out to this meeting to show that support for this project (as it is currently) is not unanimous. I hope this meeting actually creates true dialogue unlike the three meetings from last summer. I think the ongoing (however incomplete) plans for the development on 40th and pine is evidence that compromise is not only possible but essential for responsible development within our historic neighborhoods.

    Here’s an idea, how about coming to the meeting with an idea of want you actually want, instead of constantly stating what you don’t want. Meeting brings up 40th and Pine as an example of compromise, but in actuality, there is no pleasing the opponents of the project, and in the end, there “all or nothing” approach will not lead to preserving the historic mansion, but to its ultimate demise. Sorry for the tangent.

    The “conditional zoning approval” issued to the owners of 4224 Baltimore Avenue has expired. With regard to any zoning permits, they are now starting from scratch. The “92-unit, 6 parking spaces” proposal used to scare people is no longer an issue. (They probably ought to scrap their plan for a 100-foot glass tower while they’re at it. With all due respect, Korgul, many neighbors did offer alternative suggestions, which were either ignored or dismissed). Anyone with the slightest interest in sensible, appropriate development in our unique neighborhood, or with the preservation of Clark Park and its environment should attend this meeting and make their voices heard. Although many complained that the 6:30 weeknight start time of the developers’ previous meetings was discouraging for working people and those with families, this meeting is also scheduled to begin at 6:30PM, Rosenberger Hall, Univ. Of the Sciences. I urge our neighbors not to miss this opportunity to participate in the planning of this site, which will have a significant and enduring effect (for good or ill) on our community.
