Community meeting scheduled with developer of controversial apartment building project near 51st and Spruce

Callahan Ward, the developer behind the controversial luxury apartment building project planned in a back alley at 303 S. 51st Street, have agreed to meet online with community members more than a year after the project was first proposed. The firm’s decision comes after several public meetings and protests and the denial by the city of required permits.

The meeting will be on Thursday, Aug. 27 at 6 p.m. on Zoom. Project architects at Interface Studio Architects will also participate in the meeting.

The project would include 33 market-rate apartments and ground floor commercial space and can be built “by-right.” The building would be surrounded by the backyards of several adjacent properties, and the only access to the building would be through a narrow alley off 51st Street.  Continue Reading

A “community speak-out” planned tonight against apartment development near 51st and Spruce

A neighborhood group protesting a luxury development in a back alley near 51st and Spruce is organizing a community speak-out and rally tonight at 7 p.m. at Malcolm X Park (51st and Pine).

The group, Neighbors for Healthy Community Development (NHCD), has been protesting the proposal by developer Callahan Ward to build 33 market-rate apartments and commercial space in the lot located at 303 S. 51st Street since May 2019, pointing out several issues with the project, including fire hazard and environmental concerns. The proposed building would be surrounded by the backyards of several adjacent properties and the only access to the property would be via a small alley.  Continue Reading

Neighborhood group opposing apartment building near 51st and Spruce to host meeting with Jannie Blackwell on Monday

The neighborhood group fighting a proposed apartment building on a piece of land tucked away down a narrow alley near 51st and Spruce will hold a public meeting on Monday, Oct. 21 that will include City Councilwoman Jannie Blackwell, who is sponsoring legislation to rezone the parcel.

Developers Callahan Ward want to build a 33-unit building with ground floor commercial at 303 S. 51st St., where a defunct auto body shop sits in the middle of the block, surrounded by the backyards of several adjacent properties. The only access to the property is via a small alley. Callahan Ward can build the building “by right,” meaning they don’t need community approval.  Continue Reading

Neighbors prepare list of requests before meeting with developers of property near 51st and Spruce

Neighborhood organizers have put together a list of requests for a developer who plans to build a 30-unit apartment complex on a lot tucked away at the end of a small alley near 51st and Spruce. They plan to present the requests during a meeting with the developer, Callahan Ward, next month.

About 70 people attended Monday’s meeting, which was hosted by Neighbors for Healthy Community Development (NHCD) at the First Corinthian Baptist Church at 51st and Pine, intended to gauge community support for requests related to safety, overbuilding on the lot and the inclusion of affordable units.  Continue Reading

Residents to present alternative plan to ‘by right’ construction near 51st and Spruce

Last month, a group of concerned residents held a community action meeting to draw attention to a proposed development at 303 S. 51st Street. Developer Callahan Ward is planning to build three luxury apartment buildings with 33 units and three ground-floor commercial spaces on the site of a former mechanic’s shop, located in the backyard of many homes and only accessible by a narrow alley. The lot is zoned CMX2, which allows 33 units by right, but the neighbors are opposing the development due to many concerns, including environmental contamination, overcrowding, fire hazards, and more.  Continue Reading
